Developer proposes 380 residential units in north Welland

North Welland may see an 380 residential units built on Niagara Street at Quaker Road, once developer Ambria Homes finishes an environmental assessment of lands in the area.

That’s in addition to the proposed 1,300 residential units on the site of the former Target building at Seaway Mall, and between 3,800 and 4,500 residential units proposed over the next decade for the Northern Reach property that stretches from Woodlawn Road north to almost Merritt Road on the west side of the recreational canal.

City council recently approved funding for a Phase 2 environmental assessment study for residential and commercial use at 968 and 1000 Niagara St. Under the city’s community improvement programs, the developer is eligible for $13,551 in funding out of a request for $27,103 to cover the assessment costs. The city’s portion of the funding is $8,551 with Niagara Region kicking in $5,000.

The properties are on the east side of the street and stretch north to the former Canada’s Best Value Inn and back onto Quaker Road Sports Complex.

At the corner of Quaker and Niagara is Jeff’s Bowl-O-Rama, with the remainder of the property to the north vacant.

During a recent council meeting, Ward 4 Coun. Bryan Green asked if city staff had any idea what was planned for the lands.

At the time, Grant Munday, Welland’s director of planning and development services, said there were no detailed plans for the property.

“Once the environmental assessment is complete, the developer will have a better idea of what can and can’t be built there,” said Munday.
